A/C Preventive Maintenance Time Is Now, Before The Real Heat Sets In

The summer months in North Texas can be brutal if you air conditioner isn’t working properly. Before that hot weather comes, you should take the condition of your cooling system into consideration. By applying preventive maintenance now, you can avoid taking on the Texas summer with a broken air conditioning system. Think of it this way. You would not set out on a cross country drive in your aurtomobile without first filling up with gas , checking the oil and making sure all of your tires had air. Well, when you neglect your A/C system and enter into a hot summer without a pecision tune up that is asking for trouble.

A routine preventive maintenance check-up on your A/C unit will consider the following factors:

  • Lubrication: Certain parts of your A/C should be properly lubricated. If those parts aren’t well-lubricated they can create friction, which increases energy usage — and bills.
  • Condensate Drain: A plugged/clogged drain can cause water damage and raise humidity levels in your home, which can lead to mold.
  • Thermostat Settings: Does your system run when you’re not at home? Is it set lower than is required to keep your home cool? Your thermostat needs to be checked in order to make sure that your A/C system is working at an efficient level.
  • Electrical Connections: The voltage in your system’s motor should be checked. Bad connections will cause your unit function unsafely and reduce the life of your system, which will cost you more money down the road.
  • Evaporator and Condenser A/C Coils: A/C units with dirty coils will have less ability to cool your home. Clean coils cleaned will reduce the energy needed to run your unit and increase the life of your cooling system.
  • Refrigerant Level: If your system has too high or too low of a refrigerant level, your system will function less efficiently.
  • Blower Components: Problems that affect the airflow of your A/C system can lower the efficiency of your system by as much as 15 percent.

Preventive maintenance check-ups with a complete 21 point diagnostic evaluation of your HVAC system will ensure that your A/C system is in good working condition and help you lower your utility bills.
